Delivering new, high quality, sustainable homes that will help Hertfordshire to meet the needs of its growing population, reduce the housing shortage and provide much needed social housing and community assets

 

Chalkdene Developments is a 50:50 joint venture created in 2018 between Morgan Sindall Investments and Herts Living Limited, Hertfordshire Council’s wholly-owned housing development vehicle

The council see the venture as a vehicle to help deliver their commitment to build at least 100,000 new homes across Hertfordshire by 2031. For Hertfordshire, working with us provides the scale and pace needed to help meet this ambitious housing target.

It’s an opportunity to develop underutilised and surplus land and build vital homes the county needs. Profits generated by the sale of new homes also provide an additional income source to support spending on services the council provides to local residents.

The partnership is focusing initially on 12 locations which have the capacity to deliver in excess of 700 properties, providing much-needed homes across the county

The sites are spread across the county in Stevenage, Welwyn Garden City, Letchworth, St Albans, Cheshunt, Wormley, Watford and South Oxhey. The total value if extended across the 40 sites would be up to £2bn.

We have already broken ground on the first site – a development of 21 new family homes in the Panshanger area of Welwyn Garden City. The project is called Centennial Gate and also includes six of new affordable homes.

The second site, a former school site of 6.2 acres on Webb Rise in Stevenage, has secured planning permission for 64 houses for sale, five for shared ownership and 16 for affordable rent, six of which are wheelchair accessible.

We started to think about ways that we could better use our surplus land across the county as traditionally, our unused sites had been sold to property developers after planning permission had been obtained. Opening up the joint venture to the property partnership allows us to share good practice and avoid re-inventing approaches to development and competing for scarce skills.
